Luis Ortiz: Presentation Is Everything

Million Dollar Listing New York aired its second episode last night and what an event it was! Luis Ortiz is taking to his blog this week and discusses the 92 Laight Street listing (and gives some dating advice in the process).


Luis begins, “Is 92 Laight Street beautiful or what!? It’s the same listing, but the presentation tells you a whole different story. Presentation to me is everything, because first impressions are very powerful. There is only one shot at a first impression. It’s like when you go out on a first date, you don’t want to go to a dinner with the same dress you have been wearing for the past three days with dirty hair and dirty nails. If you want top dollar for a product, you need to treat it as such.


By taking this approach of changing the look of this apartment, I was confident that I was going to sell it. However the main issue was my seller being in a very unstable situation while I work to sell. I care very much about my clients, knowing that they are not in a place they are enjoying, even if they understand why they are doing it — this is something I can’t ignore. This is why I understand why Angel is disappointed and upset every day that goes by. Going back to square one is not an option, so my only choice was to sell this no matter what. Later when Adam told me that he needed to come back to the apartment with his wife, I knew there was no way of turning that around, and it put me in one of the worst spots I’ve ever been in with a client. In real estate there is no time for excuses, I just need to deliver. Which is why I put everything aside and put all of my energy into getting this done.


In the end, like always, I learned that when I put all my efforts into something I end up taking it to the finish line. For the record, it was probably good that I was at a boxing match while negotiating those two offers. I think it helped.”

Fredrik Eklund: Derek and I are having a baby!

Fredrik Eklund from Million Dollar Listing New York opens up in his brand new Bravo TV blog on letting himself fail and baby plans. Fredrik also talks about how Cheryl from Time Warner called him,6 months ago he was terminated from the project, but now they want him back! Funny thing is that Time Warner reduced the price of there listing to the amount he had originally suggested to them! Also in case you missed this weeks episode here’s a clip for when Derek Kaplan reveals he’s ready to take the next step and have a baby with Fredrik Eklund.


Fredrik begins his Bravo TV blog,

“Guess who called me today? Cheryl at Time Warner, yes today, 6 months after I was terminated from the listing. She called as she saw the trailers for the show and asked me to come back, adding me back on the listing which hasn’t sold, and gone from $35M to the reduced $28M with other brokers. . .$28M was the price I advised her on the first time we met. Now, this was a very difficult episode for me, even to watch, because as we were filming it I had to allow myself to completely lose on national television. And that’s not easy for someone like me. Big time. Sometimes I hear people say our show is scripted, and it isn’t. Once and for all, it is real. You can say whatever you want about me, my eccentricities, quirkiness, faces and expressions, but I’m real and so is the show. I sometimes wish the show was scripted, because God knows it would be easier to show up to a set with a script, instead to your own listing which you are publicly terminated from. . .but no one tells us what to do or say, and certainly as you understand I wouldn’t lose a $35M listing, nor a $1M+ commission if I had a choice. . .but I did, and I did hard. The producers told me to trust the process, to allow myself to fail because we all fail, so I did and grew from it. I’m actually thankful for the experience.


To have people you love like Derek helping you put things in perspective is what it’s all about. He asked me in the episode in the park, “What is the big deal?” Well, it isn’t a big deal at all compared to us having Milla. He is right! And finally I can talk about it: Derek and I are having a baby!!!! You will see this amazing baby journey unfold this season.


Time Warner is back, I’m back, and although I feel I have dressed up in enough Asian silk kimonos for now, I am proud to never say anything bad about any clients because I try to see the good in them and their perspective too. . .and even when I lose them. . .I’m always hoping to have them come back to me like a boomerang. Like Cheryl did today. So Time Warner is back with me at $28M as of today and order has been restored in the universe. Until next week. . .

Ryan Serhant: This Episode Was Ridiculous

Million Dollar Listing New York has its second episode last night, and Ryan Serhant explains it quite perfectly in his Bravo TV blog this week, it was absolutely ridiculous. Ryan Serhant also dishes on what it was like trying to sell his boss’ home and art. Ryan explains that Eddie Shapiro and him have known each other for a very long time, Eddie has not only been Ryan’s only boss but he also was his very first boss in real estate.


Ryan Begins, “I’m going to start this blog post by saying I think this episode should fall under the definition of the word “ridiculous.”


I’ve known Eddie Shapiro for a very long time. Not only is he my boss, he’s really the only boss I’ve ever had (except for Emilia). Sure, I had summer jobs with bosses, but Eddie was my first boss in my first real job out of college. I remember sitting across from him at the original Nest Seekers office on 49th and Madison as a rental agent. He would look at me and ask what I was wearing almost every day. Not because there was a strict dress code, but because I would come to work in cowboy boots and khaki pants (my nicest clothes back then), and he would literally ask me, “Why?” He would also consistently tell me I talked too loud.


Now my clothes are nicer, I use my inside voice, and I get to sell his apartment! This was not the easiest deal, by the way. Eddie bought two apartments at 57 Reade Street and combined them to create a beautiful 3 bedroom home. The home was the easy part. The price Eddie wanted? Not so much.


What you don’t see in the listing appointment is at least another hour’s worth of price negotiation. Only at the very end, when his son Aiden stepped in, did Eddie agree to a listing price. Isn’t it ironic that the guy who owns a real estate brokerage is a difficult seller?


And I think the art was payback for all of my loud talking back when we shared an office. I like to keep things simple, and having this task of selling all of his art, on top of the job of selling his apartment, just felt like punishment to me.


On the night of the open house, I had fun with the idea of who this artist could be, and I gave him a backstory. I think I came up with 160 stories that night about who this mythical artist could be. But at the end of the day, at least we sold it.

MDLNY Ryan Serhant: I Don"t Know What Happened to Luis

Ryan Serhant of Million Dollar Listing New York opens up on his first Bravo TV blog of the season! Ryan talks about his big year and the confrontation with Luis D. Ortiz during the end of the first episode this week! It was a very awkward moment to say the least, click here to watch the clip!


Ryan Serhant begins, “We’re back!!! So much has happened this past year, and I’m excited that everyone can finally see what we’ve been up to. I got engaged, I sold more than ever before, and I made a movie (out in theaters now)!


Tonight’s episode is very special to me — not only because it’s our season premiere, but because it follows the sellout of one of my favorite projects, 230 East 63rd. I took over sales from the building when the previous broker failed, so the stakes were high. Yvonne, the developer, made that very clear to me. I know I make a lot of jokes, but I was very stressed the entire time we were selling the building. Yvonne gave me only 30 days to sell the whole thing! That’s unheard of. So on top of doing the open house, we spent a week personally calling every broker and buyer in the city.


What I love about this project is that it was very difficult to sell, but we sold it out above all odds. We were creative. We were clever. We went above and beyond the call of duty, and that’s what’s required of a top broker. And in the end, we succeeded.


And then there’s Luis. I really don’t know what happened to him over the past year, but all I remember was giving him a check for $20,000, helping him repair a relationship with a developer, and the next thing I know he is driving a Maserati and telling me to shine his shoes…


This year I’m focusing on others, and my relationships with those around me — especially Emilia. Those who follow me on social media know that we are now engaged, and now you get to see how I proposed. Get ready!

The Season premiere of Million Dollar Listing New York aired last night and what an event it was! Now Fredrik Eklund is taking to his Bravo TV blog to dish on the new season and some of the surprises that we can expect ahead ahead. Check out his blog below!

“We are back! The boys are back! I’m back!!! And so are you, holding my hand, high kicking with me. New year, new season, new challenges…and new baby clothes hopefully. Until then Mousey and Fritzy and their fun little outfits and poses will help me get ready to be a father. New York is more active than ever, the recession is behind us, prices are insane/record breaking/absurd even and I’m here to guide you through it all. Be ready for the most expensive season yet!


215 Sullivan is such an important project to me. I already sold 24 out of the 25 units, but Fredrik is never happy until I’m sold out and done! And I mean 100% done. So this last unit, the largest and most expensive, is obviously the most important. $17.25M is the last piece of the $150M+ puzzle I have been trying to put together for two years!


As you saw, it wasn’t easy, but nothing ever is. Especially the next two coming episodes… You will see a new side of me, and it’s going to come as a surprise.


I also want to quickly comment on Luis and Ryan. Luis and I have a rocky start, but find our way back to each other later in the season. Ryan and Emilia as well as Derek and I have a lot in front of us, and that’s all I can say for now.

Yes, thank God for Derek. And the dogs. My team. My family. And of course you watching. You make this possible.
