Million Dollar Listing New York aired its second episode last night and what an event it was! Luis Ortiz is taking to his blog this week and discusses the 92 Laight Street listing (and gives some dating advice in the process).
Luis begins, “Is 92 Laight Street beautiful or what!? It’s the same listing, but the presentation tells you a whole different story. Presentation to me is everything, because first impressions are very powerful. There is only one shot at a first impression. It’s like when you go out on a first date, you don’t want to go to a dinner with the same dress you have been wearing for the past three days with dirty hair and dirty nails. If you want top dollar for a product, you need to treat it as such.
By taking this approach of changing the look of this apartment, I was confident that I was going to sell it. However the main issue was my seller being in a very unstable situation while I work to sell. I care very much about my clients, knowing that they are not in a place they are enjoying, even if they understand why they are doing it — this is something I can’t ignore. This is why I understand why Angel is disappointed and upset every day that goes by. Going back to square one is not an option, so my only choice was to sell this no matter what. Later when Adam told me that he needed to come back to the apartment with his wife, I knew there was no way of turning that around, and it put me in one of the worst spots I’ve ever been in with a client. In real estate there is no time for excuses, I just need to deliver. Which is why I put everything aside and put all of my energy into getting this done.
In the end, like always, I learned that when I put all my efforts into something I end up taking it to the finish line. For the record, it was probably good that I was at a boxing match while negotiating those two offers. I think it helped.”
